It’s just blocks from the OK State Capitol and OU Health Center. With its prime location (just 1+ mile east of downtown), you can bike-ride to all attractions and amenities the city has to offer! The house has a hot tub, pool table, arcade games, firepit, and sleeps 10!

Other Details to Note

This place is packed full of amenties and centrally located in the Historic Lincoln Terrace area and 1.5 miles east of downtown. It is right down the street from both the OK State Capitol and OU Health Sciences Center. It is a very close uber to anywhere downtown/midtown/uptown. There is occasional helicopter noise from OU Medical Center. We will do everything in our power to make sure that the hot tub is ready for your stay, however, we cannot control if a previous guest did not follow our precise instructions. The hot tub heats very slowly and on rare occasions the previous guest will power it off or drop the temperature too low, leaving little time for it to heat back up fully for the next guest. Please be aware of the following potential fees: - There is an additional fee PER PET. - We offer a 1-hour early and late checkout for an additional $20 fee. - Smoking indoors will result in an additional $500 cleaning fee. - Lost items can be returned for a fee of $30. - There is a fee of $100 for unauthorized late checkouts past 11. - We have a "minut" noise/ smoke monitor inside the property. 3 notifications over 80 decibels will result in a $50 fee and we may ask your group to leave the property. - Date change requests are subject to a $30 fee along with the potential rate increase due to supply and demand for the date requested. - We require guests to shower before entering the hot tub. We charge a $50 fee if the hot tub is left in poor condition.

The house rules are below and failure to abide could result in you being asked to leave without a refund and/or withholding of your security deposit: -No parties. Additional guests beyond what is on your reservation is not allowed unless the host approves in advance. - We have a "minut" noise/ smoke monitor inside the property. It only monitors decibels and will not record conversations. -No smoking indoors. Smoking indoors will result in an additional $500 cleaning fee. -Out of respect for our neighbors, we ask that you keep quiet hours from 10 pm until 8:00 am. If you are looking for a place to party, this rental is not for you! - A $150 hot tub cleaning fee will be applied if grass/ trash/ oils are left in the hot tub.Please shower before getting in and use 1 small capful of oxidizer prior to checkout. General hot tub safety - Please do not leave children unattended in the backyard or in the hot tub. Health conditions, alcohol use, and other factors should be considered prior to use. Use at your own risk. Operating the hot tub when water levels are below the jets will cause damage to the pump system and result in additional charges. Hot tub should remain covered at all times when not in use. Jets will automatically turn off after 15-20 minutes. Please turn them off when done using. -Inform host before check-in if you plan to bring your pet. There is an additional fee per pet. We love hosting your furry friends, but it can create a lot of wear and tear on our place. We appreciate you keeping them off all furniture and crated when not under direct supervision. No aggressive dogs are allowed. Please don't leave dogs unattended and clean up after them. -Use coasters on wood surfaces. Avoid leaving standing water on countertops. Do not set hot items directly on counters. -Lost items can be returned for a fee of $30. -Please rinse and leave dirty dishes in the dishwasher. -Please leave trash outside the front door. -Aside from expected use (such as dirty dishes, dirty linens, etc.) please leave the property the way you found it. - Checkout is 11. There is a fee of $100 for unauthorized late checkouts past 11. Please request a late checkout the night before, if needed. -Read the listing details and be aware of the cancellation policy before check-in. We will not give refunds for details that are indicated in our listing. -We are not available past 10 pm to answer questions. -Early and late check-ins are subject to a fee. Neighborhood

Lincoln Terrace is a historic neighborhood situated on either side of N Lincoln Blvd south of the Capitol. The first homes in Lincoln Terrace were built in 1918, one year after the Capitol itself was completed. Lincoln Terrace boasts a wide variety of architecture, from classic American Colonial to Tudor and Italian revival styles. Most homes are large, two-story houses with spacious interiors, grand staircases, multiple fireplaces and an abundance of windows. Lincoln Terrace was designated as a historic preservation district in 1974 and on the National Register of Historic Places in 1976. Fun fact! The Capitol of Oklahoma is the only capitol in the world with an oil well under it. Directly across from the house is a historic oil pump that is still operating!

There is free off the street parking in the driveway and there is a 1 car garage. It’s an extremely short Uber drive to Downtown (about 5-6 minutes). It’s also within biking distance to Downtown or about a 20 minute walk if you don’t mind traveling along a 4 lane street with moderate traffic.
